Durable, Reflective, and Economical Protection for Commercial Roofs
East Coast Foam and Coating Supply offers high-performance Acrylic Roof Coatings designed to enhance, protect, and extend the life of existing roof systems. Known for their UV resistance, ease of application, and affordability, acrylic coatings are a top choice for contractors restoring flat and low-slope roofs.
These water-based elastomeric coatings form a seamless, flexible membrane that guards against weathering, improves energy efficiency, and revitalizes older roofs — all while reducing environmental impact.
What Is Acrylic Roof Coating?
Acrylic roof coatings are waterborne, elastomeric coatings made from durable acrylic polymers. When applied to a properly prepared roof surface, they form a seamless, protective layer that reflects solar heat and withstands extreme weather conditions.
They are especially suited for cool roof systems, helping lower indoor temperatures and reduce energy costs.
Key Features & Benefits
- High Solar Reflectivity
Bright white finish reflects up to 85–90% of UV rays, reducing roof surface temperature and building cooling loads. - Water-Based & Environmentally Friendly
Low-VOC, non-flammable formulations make for safer handling and eco-conscious applications. - Flexible & Crack-Resistant
Acrylic coatings expand and contract with your roof, helping prevent cracking or splitting over time. - Cost-Effective Maintenance Solution
Restore and extend the life of existing roofs without expensive tear-offs or full replacements. - Easy to Apply & Clean
Roll-on or spray application with simple water cleanup — perfect for large surface areas.
Compatible Roofing Systems
Metal roofing systems
Modified bitumen (MBR)
Built-up roofs (BUR)
Concrete roofs
Single-ply systems (with primer)
Spray polyurethane foam (SPF)
Technical Specs & Performance
Property | Typical Range |
---|---|
Solids by Volume | 50–65% |
Elongation | 250%–300% |
Reflectivity | 80%–90% (white) |
Tensile Strength | 200–300 psi |
Perm Rating | Moderate breathability |
Recommended Thickness | 20–30 mils dry film |
Color Options | White, Gray, Tan (custom tints) |
Note: Acrylic coatings should not be applied when rain is expected within 24 hours. They require dry conditions to cure properly.
Application Process
Inspection & Cleaning: Remove dirt, rust, debris, and repair surface imperfections
Priming (if needed): Apply compatible primer for certain surfaces (e.g., TPO, metal)
Detail Work: Reinforce seams, joints, and penetrations
Coating Application: Apply in one or two coats by sprayer or roller
Curing Time: Typically 8–24 hours depending on temperature and humidity
Limitations
While acrylic coatings perform well in many environments, they are not ideal for roofs with constant ponding water. For such situations, we recommend silicone coatings which offer superior water resistance.
